Korter asub v\u00e4ikses majas, trepikojas on ainult 8 korterit. EHR andmetel on korteri suuruseks 46,3 m2. T\u00e4psemal m\u00f5\u00f5tmisel saime natuke suurema tulemuse. Lisaks on korteri kasutuses veel trepikojas asuv sahver ja panipaik ning hoovis asuv natuke r\u00e4situd kuur pindalaga 10,8m2. Parkimine hoovis. Jooksvad kulud minimaalsed.<\/p>\n<p>Kuna korteri aknad on hoovi poole ja majal on eriti paksud seinad, on korteris pigem vaikne. Lagede k\u00f5rgus 3m ja s\u00fcgavad aknapaled lisavad korterile avarust.<\/p>\n<p>M\u00fc\u00fcme suurema elamispinna vajaduse t\u00f5ttu ja senikaua kuni meile huvipakkuv objekt m\u00fc\u00fcgis on.<\/p>\n<p>MAJA<br \/>\nTegemist on vana paekivimajaga. 1900ndate aastate alguses, kui majale renoveerimis- ja juurdeehitusprojekt tehti, nimetati seda juba vanaks paekivimajaks. Elutuba on juurdeehitatud osas ja kunagine massiivne v\u00e4lissein asub korteri keskel. Antud seina oleme k\u00f6\u00f6gis ja magamistoas v\u00e4lja puhastanud ja eksponeerinud. Esimese Eesti Wabariigi ajal oli selle ja k\u00f5rvalasuva korteri ruumides perefirma \u201cMarie Dreimani trikoot\u00f6\u00f6stus\u201d.<\/p>\n<p>Majas on suhteliselt tegus \u00fchistu, kus keegi ei ole vastu, kui midagi teha soovitakse. Viimase asjana sai korrastatud trepikoda ja v\u00e4lisuks, trepikotta on veel paigaldamata uued valgustid. Suve jooksul on plaanis renoveerida hoovipoolne trepp, koos selleni viiva pandusega ja paigaldada varikatus. Suve l\u00f5pupoole v\u00f5i s\u00fcgisel hakatakse liiva\/soodapritsiga puhastama fassaadi ja peale seda krohvitakse ja v\u00e4rvitakse akna\u00fcmbrused ning paigaldatakse varikatus. Katuse ja vintskappide v\u00e4rvimine on reaalne alles paari aasta p\u00e4rast. Majal laenu ei ole, kogume igakuiselt ja laseme heal t\u00f6\u00f6mehel nokitseda.<\/p>\n<p>ASUKOHT<br \/>\nLogistiliselt on korter suurep\u00e4rase asukohaga, trammipeatus on p\u00f5him\u00f5tteliselt maja ees, Tallinna Bussijaam on kiviviske kaugusel. Kadrioru pargi alguseni \u00fcle jalak\u00e4ijate silla ca 650m (hetkel seda ala renoveeritakse, koos Majaka t\u00e4navalt tuleva jalgrattasillaga). Just uuenduskuuri l\u00e4biv Keskturg j\u00e4\u00e4b k\u00f5igest 10-minutilise jalutusk\u00e4igu kaugusele.<\/p>\n<p>INTERJ\u00d6\u00d6R<br \/>\nKahes seinas oleme krohvi alt v\u00e4lja puhastanud vanad k\u00e4sitsi tehtud tellised, tundub, et tegemist on odavamate &#8211; tulele l\u00e4hemate nn. krohvi alla sobivate tellistega, kuna tellise kuju ja v\u00e4rv on k\u00f5ikuv. Disainseinana on see aga pigem huvitavam. P\u00f5randal on 30mm paksune kuusepuust p\u00f5randalaud (t\u00e4ispikad lauad ilma j\u00e4tkamiseta), mis on t\u00f6\u00f6deldud leelisega ja lakitud heledaks toonitud UV-kindla lakiga. Puidu all on tehtud saepuruplaadist alus, mis v\u00e4hendab tavap\u00e4rast puitp\u00f5randale omast krigisemist. Kuna puidu kiht on paks, on v\u00f5imalik seda pea l\u00f5pmatuseni uuesti lihvida ja viimistleda. K\u00f6\u00f6gim\u00f6\u00f6bel on tehtud vineerist karkassil (tugevam kui MDF), t\u00f6\u00f6tasapind on kase liimpuidust ja uksed on kasepuust ja vineerist.<br \/>\nRemondi tegime kuskil 2015. aastal ja vannitoa renoveerisime 2018. aastal.<\/p>\n<p>K\u00dcTE<br \/>\nKorteris on kaks korralikku ahju (10 kuni 15 aastat vanad), millest kasutame ainult \u00fchte. Ahjupuude transportk\u00e4ru kasutades saab \u00fche k\u00e4rut\u00e4iega soojemate ilmadega hakkama ca 2 n\u00e4dalat ja k\u00fclmemal ajal \u00fche n\u00e4dala, lisaks saab p\u00e4ris hea koguse puid hoiustada koridoris olevas nn. sahvris. Magamistoale anname k\u00fclmemate ilmadega lisasoojust elektriradiaatoriga. On olemas K\u00dc luba \u00f5hksoojuspumba paigaldamiseks.<\/p>\n<p>ARENGUV\u00d5IMALUSED<br \/>\nKuna magamistoas on 2 akent, on v\u00f5imalik magamistuba jagada kaheks, selleks tuleks aga v\u00e4lja l\u00f5hkuda magamistoas olev ahi. Kuna ahju materjal v\u00e4ga odav ei ole, on see ilmselt v\u00f5imalik v\u00e4lja l\u00f5hkumise eest kellegile anda. Lahenduse plaan piltide all.<br \/>\nKuna k\u00f5rvalolev hoone on 8-kordne ja teisele poole tehtav (menetluses olev) planeering n\u00e4eb ette ka 8-kordset mahtu, tekib ilmselt kunagi v\u00f5imalus antud maja turuhinnast k\u00f5rgemalt m\u00fc\u00fca. Hoone ei ole muinsuskaitse all, kuna Tallinna linn planeeris kunagi selle krundi pealt trammiteed kadriorgu.
